What is inside the walls in Berchem-Sainte-Agathe
The housing stock that dominates the commune, and what an electrician checks first on arrival.
- Interwar houses
- Installations redone once or twice since 1930: the layers pile up and the original board no longer matches how the house is used.
- Social housing
- Anything touching the common areas goes through the housing company; work inside the flat itself is coordinated with them.
- Post-war apartment blocks
- Original rising mains and meters in the basement: any new load (induction, heat pump, charger) has to be checked at building level first.
- 1920s garden cities
- Terraced houses, often listed: façades and volumes are constrained, so cables run inside, along skirting boards or mouldings.
Selling a property in Berchem-Sainte-Agathe?
- 2008
- Since that year, selling a home requires an inspection of the electrical installation by an accredited body.
- 18 months
- The buyer has that long, from the sale, to have a non-compliant installation fixed and re-inspected.
- 1981
- Installations started before 1 October 1981 fall under the RGIE regime for "old installations".
The inspection is carried out by the accredited body, not by the electrician. The electrician works before it, to prepare, or after it, to clear the report.
